Property and Position Overview

The Greenway is a twin 30-story high-rise luxury condominium residential community located inside the 610 Loop, just six miles from downtown Houston. The Facilities Engineer is a pivotal role responsible for overseeing engineering projects, managing building systems and collaborating with various departments to ensure the effective operation, maintenance, and safety of The Greenway Condominiums. This position offers the potential to grow into the role of Chief Engineer within three to five years.

Essential Duties and Responsibilities

PROJECT MANAGEMENT & TECHNICAL EXPERTISE

  • Lead and manage engineering projects from conception to completion.
  • Develop, implement, and evaluate maintenance policies and procedures.
  • Maintain preventive maintenance electronic databases for building systems, components, structures, landscaping, and lighting.
  • Manage repair, maintenance, and construction projects as assigned by the General Manager.
  • Oversee implementation of preventive maintenance programs and software systems.
  • Prepare and manage Requests for Proposals (RFPs) for small-scope projects.
  • Collaborate with consulting engineers to monitor contractor work on large-scale projects.

BUDGETING & RESOURCE ALLOCATION

  • Assist in budgeting, administration, and vendor relations.
  • Develop budgets for maintenance, repair, and replacement of building systems.
  • Annually assess useful life, costs, and updates for Reserve Fund studies.
  • Analyze RFP bidder responses, conduct background research, and provide recommendations.
  • Establish project timelines and ensure compliance with financial guidelines.

SAFETY & COMPLIANCE

  • Ensure adherence to building and life safety codes, regulations, and permits.
  • Conduct or arrange training for staff on safety, repair, and maintenance procedures.
  • Regularly inspect property and address any service needs.

PROBLEM-SOLVING & INNOVATION

  • Identify and resolve facility-related issues in a timely and efficient manner.
  • Develop innovative solutions to optimize building operations.
  • Continuously improve work processes and maintenance strategies.

COMMUNICATION & INTERPERSONAL SKILLS

  • Maintain clear and professional communication with residents, staff, contractors, and vendors.
  • Ensure timely response to resident needs and service requests.
  • Foster a collaborative work environment, emphasizing teamwork and conflict resolution.

PROFESSIONAL DEVELOPMENT & NETWORKING

  • Stay updated on industry best practices through continuing education.
  • Network with professionals in similar roles within the Houston area.

Essential Skills & Physical Demands

LANGUAGE & COMMUNICATION

  • Ability to write reports and correspondence effectively.
  • Strong verbal communication skills in English; bilingual proficiency is a plus.

PHYSICAL REQUIREMENTS

  • Ability to stand, walk, use hands, reach, climb, balance, stoop, kneel, crouch, or crawl.
  • Ability to lift and move up to 50 pounds.
  • Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and focus adjustment.

WORK ENVIRONMENT

  • Regular exposure to wet/humid conditions and outdoor environments.
  • Occasional exposure to heights, airborne particles, chemicals, electrical hazards, and vibrations.

Qualifications

  • Bachelor of Science degree in Mechanical Engineering (preferred), Engineering Technology, Construction Management, or a related field.
  • Three or more years of high-rise experience preferred.
  • Strong technical, project management, and organizational skills.
  • Knowledge of applicable building codes, fire safety regulations, and preventive maintenance programs.
  • Proficiency in Microsoft Office 365 Suite, internet software, database software, spreadsheets, and word processing.
